Paver cleaning and paver sealing are often talked about as if they are the same service, but they serve two very different purposes.

Professional cleaning removes dirt, grime, organic buildup, tire marks, staining, and other contaminants from the surface.

Paver sealing goes several steps further.

A properly completed paver sealing project should include professional cleaning, surface preparation, joint-sand restoration, adequate drying time, and correct application of a quality sealer.

Paver Cleaning Comes First

No quality paver sealing job should begin by simply spraying sealer over dirty or poorly prepared pavers.

Before sealing, the surface needs to be professionally cleaned so contaminants are not trapped underneath the coating.

Depending on the condition of the pavers, preparation may include:

  • Professional pressure washing

  • Specialized stain treatment

  • Removal of dirt and organic buildup

  • Treatment of efflorescence when appropriate

  • Thorough rinsing

  • Surface neutralization when required

  • Inspection of previously applied sealer

  • Joint-sand evaluation

This preparation is one of the most important parts of the entire sealing process.

Premium sealer cannot correct poor preparation underneath it.

Joint Sand Matters

After pavers are cleaned, the joints need to be evaluated.

Over time, pressure washing, weather, traffic, irrigation, and normal wear can cause joint sand to disappear or settle below the proper level.

Patriot Paver Sealing AZ uses properly graded joint sand that meets ASTM C144 specifications for our traditional joint-sand applications.

We do not simply fill the joints to the top of the pavers.

For most concrete pavers, joint sand should remain below the surface or below the bottom of the paver chamfer.

Overfilled joints can leave excessive sand exposed and negatively affect the finished appearance once sealer is applied.

The goal is not to use the most sand possible.

The goal is to install the correct sand at the correct level.

Why We Don't Automatically Use Polymeric Sand

Polymeric sand can be appropriate for certain applications, but it is not automatically necessary on every professionally sealed paver project.

When properly graded joint sand is installed and a professional joint-stabilizing sealer is applied, the sealing system itself can help stabilize the sand.

Our preferred traditional joint sand is from SEK-Surebond, and our sealing projects commonly utilize professional SurfaceLogix products such as Cobble Loc.

The materials should work together as a system rather than being selected because one product sounds more expensive or impressive.

Paver Sealing Is More Than Adding Shine

Homeowners sometimes think paver sealing is primarily about making faded pavers look darker or shinier.

Color enhancement is certainly one benefit, but professional sealing can also help:

  • Stabilize joint sand

  • Reduce future staining

  • Improve water resistance

  • Make routine maintenance easier

  • Enhance faded paver color

  • Protect the appearance of the hardscape

The finished appearance is only part of the job.

The preparation underneath the sealer is what helps determine whether that finished appearance lasts.

Why We Use Professional Electric Spray Systems

Patriot Paver Sealing AZ applies paver sealer using professional electric spray equipment.

We do not rely on paint rollers or hand-pump sprayers for our standard paver sealing applications.

Electric spray systems allow our technicians to apply the product evenly across the paver surface while properly treating the joint areas.

Professional products deserve professional application equipment.

We Don't Stretch Our Sealer

Patriot follows the manufacturer's recommended mixing instructions for the professional sealers we use.

For SurfaceLogix Cobble Loc, the properly combined two-part product is mixed with water at the manufacturer's specified ratio.

We do not add excessive water simply to make the product cover more square footage.

Material cost should never determine whether the manufacturer’s application instructions are followed.

Why We Typically Use a Two-Day Process

Many paver sealing projects can technically be completed quickly.

That does not mean they should always be rushed.

Our standard approach typically separates cleaning, preparation, and joint-sand restoration from final sealer application.

This provides additional time for drying, inspection, and evaluation of the surface before sealing.

Arizona weather also matters.

Surface temperature, direct sunlight, air temperature, and other conditions can affect how a sealer behaves during application.

If conditions are not right, the schedule should adapt to the pavers—not the other way around.
